Almost all bedrooms overlook the magnificent Sierra Nevada National Park which takes your breath away! The swimming pool, terrace (where breakfast is served) and the lounge/restaurant (100m2) also share this view which has to be seen to be believed! There is a large open fireplace in the lounge/restaurant - perfect for keeping warm by while looking through the 3 large arched windows towards the spectacular mountains beyond. The hotel has a very good client base: about 50% of the guests are from outside Spain and, currently, the hotel has an average of 60% occupancy.
The hotel was constructed with first class installation & most of the windows are triple glazed. Solar panels heat all the water used by the hotel so utility bills are unusually low.
The property has an enviable location: 6 minutes to the world famous Alhambra Palace (Spain's most visited tourist site with more than 8,000 visitors each day), 8 minutes to the historic centre of Granada city (by car or by bus), 15 Minutes to the Sierra Nevada (Europe's most southerly ski slopes), 5 minutes walk to the Aquatic Water Park & 40 minutes to the wonderful beaches of the Costa del Sol at Salobreña. There are also 4 superb golf courses under 40 minutes away, paragliding, horse riding, hiking, cycling, etc.
Close by is a large Technology Park which many of the hotel's business clients visit and in 2011 a new General Hospital serving Granada is due to open on the site. The Technology Park includes an Observatory, Planetarium, Butterfly House & many other temporary & permanent exhibitions. In 2012 the International Winter Games for University Students will take place here also & the Village is currently being constructed with facilities which include an ice-rink.
The hotel's kitchen & bar could easily be extended if the new owners wished as planning permission is in place. The hotel has all the legal licences in place to operate. The current owner has also investigated changing the hotel into a Day Clinic or Residential Home for the Elderly as there is a definite shortage of such facilities in the area. Being completely up to date with legal requirements the hotel can accommodate guests with disabilities: it has an elevator, extra wide doors etc so this proposal would not be a major project.
